Key considerations
LOCAL SERVICES
- We will discuss the proposal with key stakeholders like the education authority, health service, and others, to determine what kind of assistance is required.
HIGHWAYS
- The development would be accessed from two main entrance/exits – off Oldcotes Road and Leys Lane. A spine road through the development would link the two entrances and this aims to reduce the pressure on a single entrance/exit point.
- A full Transport Assessment is being developed and will look at vehicle trip generation, and impact on key junctions and roads. Discussions will take place with the Council’s highways department.
DRAINAGE
- A full drainage strategy will be developed which aims to ensure there is no adverse impact of a new development at this site.
- A key part of the initial proposal includes a large SuDS (sustainable urban drainage system) basin which is designed to swell and then drain in a way which reduces flooding.
LANDSCAPING AND BIODIVERSITY
We are aiming to achieve a biodiversity net gain on-site. This means the development will leave the environment in a measurably better state than before. This can be achieved by enhancing habitats, planting trees, and providing green spaces.
