The Site
- A 27-hectare plot of land to the North East of Dinnington. The site is bounded by Oldcotes Road to the North and Leys Lane to the South.
- The site is earmarked for development by Rotherham Council. This means the Council would like to see the site come forward in the future.
- The site is well-located for nearby services like schools, shops, bus stops, and other leisure services in Dinnington. There are bus stops off Doe Quarry Lane, 400 metres from the site, which provide regular services to Rotherham and Worksop.
- A wooded area is located within the site (Lime Kiln Close Plantation) which includes trees, alongside a public right of way through the site. Both of these are proposed to be maintained and access improved so more people can enjoy them.
Local need & rationale
- Nationally, not enough housing has been delivered over many decades. The latest statistics show that housing delivery is still below identified need (net 208,600 in 24/25, a 6% drop from previous year).
- This has contributed to house prices rising far more than wages and therefore more people – particularly young people – to struggle affording their first home. This also affects growing families which struggle to find affordable or good quality homes to move into, as well as older people who are looking to downsize.
- Locally, there is a shortfall of 4,581 homes in Rotherham’s Local Plan and Core Strategy delivery since 2008.
- Rotherham Council has earmarked this site off Oldcotes Road for development in the future. Vistry believes this site should be delivered now.
- Vistry’s proposal at Oldcotes Road would deliver these needed homes at scale and reduce the need for smaller housing sites across the area.
- Whilst it may feel that significant numbers of houses are being proposed locally, this is largely because of failed housing delivery over many years.
